Our comprehensive package provides all the essential blueprints you need to start building your dream home. This includes the Floor Plan, Front Plan, Elevation Plan, Roof Plan, Foundation Plan, and Electrical Plan. You'll also receive a high-quality 3D Render of your home's front façade to help you visualize its exterior.

2. How do I receive my Site Plan?

Your personalized Site Plan is a crucial part of your package. To prepare it, we'll need you to email us your property's survey, lot number, and subdivision information after your purchase. Once received, we'll create and send your custom Site Plan. We can also add your property's address and legal description directly onto all your plans for convenience.

3. Can I make changes to a purchased home plan, or customize it?

Yes, you can! We understand that every homeowner has unique needs. If you wish to flip the house design or make small adjustments to interior spaces, we offer modification services for an additional fee. The cost will vary depending on the complexity and extent of the changes. We also offer dozens of design alternatives for many of our base plans, allowing you to customize your home's style from traditional to modern and everything in between.

4. Do the plans come ready for my specific city/county building permit?

Our plans are professionally crafted to meet general building codes. However, specific requirements can vary significantly by city, county, and even subdivision within the RGV. We strongly recommend checking with your local building department to confirm any unique requirements or local amendments. While our plans are designed for construction, securing the final permit is ultimately the homeowner's responsibility.

5. Are additional documents like Manual J, Windstorm, or ResCheck included?

No, these documents are not part of the standard home plan package. Manual J (HVAC load calculations), Windstorm certifications, and ResCheck (energy efficiency reports) are typically required by specific local jurisdictions or lenders and are available at additional costs. We can also provide Plumbing, HVAC, and Detailed plans for an extra fee. We are happy to advise you on how to obtain these necessary documents and guide you through the overall permitting process.

6. Is the 3D façade render exactly what my house will look like?

The high-quality 3D render of your home's front façade is an excellent visual guide to help you envision its curb appeal. It's a creative representation, and you have complete freedom to choose different exterior materials, colors, and finishes for your actual construction. The render is designed to inspire and inform your decisions, not restrict them.

7. Can I see what the interior of a home plan looks like before buying?

Absolutely! While our standard plan purchase includes an exterior render, you can inquire about additional costs for interior renders. These visualizations will give you a vivid preview of your potential living spaces, helping you imagine how your furniture and finishes would look inside your chosen home.

8. How do I know if a house design will fit on my lot?

Before purchasing, it's very important to verify that your chosen house design will fit comfortably on your specific lot. This includes considering local zoning regulations, setbacks (minimum distance from property lines), and utility easements. We encourage you to review your property's survey and local building codes carefully to ensure compatibility. If you have questions, please feel free to contact us for guidance.
